Living in Chelan & Manson, WA: A Lake Chelan Buyer's Guide

By Michelle McClausky, Broker, Selling Wenatchee LLC | AXEN Realty, Wenatchee, WA (WA License #21033268). Updated October 2026.

Chelan sits at the south end of 50-mile-long Lake Chelan, about 38 miles (roughly 45 minutes) north of Wenatchee via US 97A. Manson is the smaller unincorporated community about 8 miles up the north shore. Both are summer lake towns surrounded by orchards and a growing wine region, and both get much quieter in winter.

Rules and boundaries change. Confirm zoning, short-term rental eligibility, school assignment and utilities for a specific address before you write an offer.

Things to know before you buy

  • Short-term rentals. Inside the City of Chelan, every STR needs a city short-term rental operating license plus a state UBI and business license, and must meet parking, occupancy and insurance requirements; in the Chelan UGA, STRs generally aren't allowed in residential zones except as an owner-occupied B&B. In Manson and the rest of unincorporated Chelan County, County Code 11.88.290 requires an annual STR permit, ties occupancy to the septic approval, and in many zones requires the owner to live on the property. Confirm a home's STR status in writing before you count on rental income.
  • Shoreline rules. Docks, bulkheads and lakeside building are regulated under the Shoreline Master Program; check permits on existing docks.
  • Wildfire. Much of Chelan County sits in the wildland-urban interface. Ask about defensible space, roofing and siding materials, road access and insurance availability early; some insurers are selective in high-risk areas. Washington DNR's Wildfire Ready Neighbors program offers free home assessments.
  • Wells and septic. Outside city sewer and water service, homes often rely on a private well and on-site septic system permitted through the Chelan-Douglas Health District. See my guide to wells, septic and water rights.
