Wenatchee vs East Wenatchee: Which Side Is Right for You?

By Michelle McClausky, Broker, Selling Wenatchee LLC | AXEN Realty, Wenatchee, WA (WA License #21033268). Updated October 2026.

From the Apple Capital Loop Trail, Wenatchee and East Wenatchee look like one town split by the Columbia River. For buyers, the river is a real dividing line. Wenatchee is in Chelan County. East Wenatchee is in Douglas County. That one fact changes your sales tax, your electric utility, your school district, your county government and, in many cases, your property taxes. Here's how the two sides compare, so you can pick the one that fits your budget and lifestyle.

Rates and figures below were checked in October 2026 against official sources. They change, so confirm current numbers for a specific address before you buy.

Taxes: sales and property

Sales tax. Washington has no state income tax, so sales tax is a real part of the cost of living. As of Q4 2026, shopping inside Wenatchee city limits costs 9.0%. Inside East Wenatchee city limits it's 8.8%. Outside the city in unincorporated Douglas County it's 7.9%. For everyday purchases the gap is small. On big purchases like furniture, appliances or building materials, it adds up. The Department of Revenue rate tool at dor.wa.gov/TaxRateLookup gives the exact rate for any address.

Property tax. Washington property tax is set by levy code. It depends on the combination of districts your parcel sits in: county, city, school district, fire district, library, hospital, port and more. That means two houses a mile apart on the same side of the river can pay different rates. A school bond or levy in one district won't show up in the other. My honest advice: don't rely on rules of thumb. Pull the actual tax history for the parcel from the Chelan County Assessor/Treasurer or the Douglas County Assessor/Treasurer. Then ask your lender to use the real figure in your payment estimate. A new owner can also be reassessed at the current market value, so the seller's old bill may understate yours.

Real estate excise tax (REET) is paid by the seller in Washington and follows the state's graduated rates on both sides of the river.

Utilities

Electricity. Both sides have some of the lowest-cost public hydropower in the country, from different public utility districts:

  • Chelan County PUD serves Wenatchee. Its residential rate effective June 1, 2026 is a $17.60 monthly basic charge (single phase) plus $0.0285 per kWh. Chelan PUD also provides water and sewer service in some areas and runs the regional fiber network. (Chelan PUD rate schedules)
  • Douglas County PUD serves East Wenatchee. The Wenatchee World reported Douglas PUD staff proposed a multi-year schedule of rising residential basic charges starting in 2026. Check Douglas PUD's current rate sheet for exact numbers.

Electric bills on either side are low by national standards. The bigger variables are your home's heating type (heat pump vs. electric baseboard vs. propane) and its size.

Water and sewer. In Wenatchee, most city homes are on City of Wenatchee water and sewer. East Wenatchee is served mainly by the East Wenatchee Water District and Douglas County Sewer District. Out-of-town parcels on both sides may be on a private or shared well and septic. See my land guide on wells, septic and water rights.

Internet. Fiber is widely available on both sides through the PUD open-access networks and private providers. Confirm service at the exact address. Rural parcels vary.

Schools

Wenatchee is served by the Wenatchee School District: Wenatchee High School, WestSide High School and several elementary and middle schools. East Wenatchee is served by the Eastmont School District: Eastmont High School, Eastmont Junior High, Sterling Intermediate, Clovis Point Intermediate and elementary schools. Boundaries follow the river, so the side you buy on decides your district. If a school matters to you, confirm the address with the district's boundary lookup. Don't rely on listing remarks.

Lifestyle and housing

Wenatchee is the regional hub. It has the historic downtown, Pybus Public Market, Confluence Health's main campus, Wenatchee Valley College, the Town Toyota Center and quick access to Mission Ridge and the Wenatchee foothills trails. Housing ranges from older neighborhoods with mature trees near downtown and the Grandview Historic District to newer homes up the hills toward the foothills and Sunnyslope. Hillside homes often come with valley views, and with steeper driveways in winter.

East Wenatchee tends to be flatter, with a lot of newer construction, larger lots and neighborhoods stretching up the Eastmont benches toward Rock Island. It's home to the Wenatchee Valley Mall area and the Pangborn Memorial Airport side of the valley. It's close to the Loop Trail along the river, and open land in Douglas County toward Orondo and Palisades is nearby. Buyers looking for shop space, RV parking or a little extra land often find more options on this side.

Commute. The Senator George Sellar Bridge and the Odabashian Bridge connect the two sides. Most trips across the valley are short outside peak times. The pedestrian bridges on the Loop Trail make walking or biking between them easy.

Which side is right for you?

Consider Wenatchee if you want: - Walkable downtown, restaurants and the market - Proximity to Confluence Health and the college - Historic or established neighborhoods - Quick access to Mission Ridge and foothill trails

Consider East Wenatchee if you want: - More newer-construction options - Larger lots, shops, RV parking - Slightly lower sales tax - Access to Douglas County land and the airport side

Price per square foot shifts with the market, so I'll pull current NWMLS comparables for both sides. That way you're comparing apples to apples (fittingly, in the Apple Capital).

Frequently asked questions

Is East Wenatchee in the same county as Wenatchee?

No. Wenatchee is in Chelan County and East Wenatchee is in Douglas County, across the Columbia River.

Which side has lower sales tax?

East Wenatchee. In Q4 2026 the rate is 8.8% in East Wenatchee city limits and 7.9% in unincorporated Douglas County, versus 9.0% in Wenatchee (Washington Department of Revenue).

Are property taxes lower in East Wenatchee?

It depends on the parcel's levy code: school, fire and other district levies vary within each county. Check the specific parcel with the Chelan or Douglas County Assessor/Treasurer rather than assuming one side is cheaper.

Who provides electricity on each side?

Chelan County PUD serves Wenatchee. Douglas County PUD serves East Wenatchee. Both offer low-cost public hydropower.

What school district is East Wenatchee in?

Eastmont School District. Wenatchee is served by Wenatchee School District.

Who handles septic and well permits?

Chelan-Douglas Health District covers both counties, so septic and private water reviews follow the same process on either side.
